The project involves the comprehensive rehabilitation of an iconic building in a strategic location—the Rodríguez-Acosta Palace—for its adaptation into a five-star hotel. The property enjoys a maximum level of heritage protection, being cataloged as Level A1, included in the Special Center Plan (Plan Especial Centro), and located within the protection buffer of the Cathedral of Granada, which is designated as a Asset of Cultural Interest (BIC).

The functional layout distributes the program across its different levels, concentrating the main common areas on the semi-basement and ground floors. These areas host guest amenities such as a restaurant, a cafeteria with a kitchen, a wine cellar, a gym, a spa, and other complementary uses. The vast majority of the rooms are located on the first through third floors, while an attic floor is reserved exclusively for technical installation rooms. The building is crowned by a penthouse floor that offers premium exclusivity, featuring a single bedroom-suite, technical facilities, and a large outdoor terrace for guests equipped with a cocktail bar and a viewing lounge.

In total, the hotel features a residential program of 38 rooms. The operational breakdown distributes 3 rooms on the ground floor, 8 on the first floor, 13 on the second floor, 13 on the third floor, and one exclusive suite located in the penthouse.
