The project involves the comprehensive rehabilitation of the former Pickman Palace for its transformation into a five-star boutique hotel. The property enjoys a privileged location in the center of Seville, located at 25 Reyes Católicos Street, on the corner with Paseo Colón Avenue and Almansa Street, on the banks of the Guadalquivir River and facing the Triana neighborhood. Due to its strict heritage protection cataloging, the proposal respects the preservation of its facades, the first complete structural bays, the main courtyards, the layout of the stairs, and the original roof type.

The architectural concept is structured around the central courtyard, an element that articulates the interior circulations and organizes the transition toward the different public and private rooms. With a total built area of 1,696.25 m² distributed over a ground floor plus four upper levels, the hotel houses a total of 18 spacious rooms divided between the first, second, and third floors. The interior design highlights the historical character of the palace by showcasing the preserved pre-existing elements, establishing a harmonious dialogue with the new spatiality, custom design furniture, and high-quality materials.

The functional program is complemented by a wide range of common services that include social lounges, a large reception lobby, and several restaurants distributed between the ground floor and the first level. The building's rooftop is conditioned as a panoramic terrace that incorporates an additional restaurant, a swimming pool, and a solarium area intended for leisure and relaxation. The technical accessibility of the entire complex is resolved by combining the original main staircase with the introduction of two new elevators for public use, all under criteria of sustainability, functionality, and contemporary comfort.
