The project involves the comprehensive transformation of a large commercial building into an urban boutique hotel, while maintaining a series of commercial premises on its ground floor. The property enjoys a strategic implementation in an iconic location within the city. The reorganization of the program and the internal circulation paths are resolved through the incorporation of two new vertical communication cores that integrate elevators and stairs, fluidly articulating the guest distribution space.

The functional layout is developed across a basement, four stories, and a penthouse level. The basement is exclusively dedicated to housing staff facilities, technical installation rooms, and storage spaces linked to the ground floor commercial shops. The access and ground floor level contains the main hotel reception, public restrooms, complementary hospitality uses, and the commercial shopfronts.

The residential hotel program comprises a total of 62 rooms distributed perimetrally following the guidelines of the exterior facade, with numerical variations depending on each floor level. The first and second floors present an analogous configuration, accommodating 21 rooms each. On the third floor, due to a building setback on the facade line, the number of rooms is reduced, allowing some of them to enjoy private outdoor terraces. Finally, the penthouse floor crowns the complex by incorporating the most exclusive spaces: 2 design suites and two additional rooms, complemented by premium leisure amenities including a restaurant, a panoramic terrace, and a swimming pool. The entire architectural ensemble stands out for its sophisticated and elegant design, focused on offering a contemporary aesthetic supported by the warmth and quality of its materials.
