UNUK Hotel

The project involves the comprehensive rehabilitation of two multi-family residential buildings for their transformation into a five-star hotel. The pre-existing structures are located in the historic center of Seville, a few meters from La Plaza de la Encarnación. The primary challenge of the project lies in the strict heritage protection regulations affecting the buildings, which require the complete preservation of the facade, the first complete bay, the internal patios, and the original type of deck.

The architectural strategy is oriented toward preserving the essence and spatial configuration of the traditional Sevillian patio houses. Design decisions maintain the historical distribution layout and employ a materiality that respects the pre-existing fabric. The intervention introduces the necessary technical solutions to provide the new hospitality use with high functionality and comfort without altering the typological reading of the protected historical elements.

The layout of the program accommodates guest rooms and service areas scaled appropriately to ensure user comfort within the consolidated urban tissue of the historic core. The relationship between the new rooms and the pre-existing voids guarantees natural lighting and ventilation through the preserved patios. The execution of the project consolidates the permanence of traditional architectural values while successfully integrating the contemporary demands of a luxury hotel program.
